How Do I Pay Rent Online?

You can easily pay your rent or outstanding balances through the EC Life Resident Portal. Here’s how:

  1. Payment Methods: Use the app to pay via e-check, credit, or debit card (a convenience fee from the card companies will apply). You can also pay with an E-Money order.

  2. Paying with a Coupon Code:

    • Click on "Pay Now."
    • Select your payment type ($$$). This will direct you to a coupon page with an exclusive code for your account.
    • Take this code to HEB, Walmart, or other participating stores.
  3. Payment Requirements: Bring the total balance plus a $2.00 convenience fee. If the store has an additional fee, you'll need to cover that as well.

    Example: If your balance is $1,000, you will pay $1,002 using your code, plus any store fee (typically around $2.50).

This option is great for those who work late or might forget to pay on time, helping you avoid late fees before the 4th of the month. A minimal fee of $4.50 is a reasonable cost for the convenience!

At Emerge Live and Estates, we prioritize transparency with our residents and partners to foster a trustworthy EC Life experience. To achieve this, we break down charges instead of grouping them into a single balance. This approach helps residents clearly understand their monthly expenses.

Most ledgers include static charges, which remain consistent throughout the lease term, alongside utility bills that are typically billed in arrears—meaning they reflect usage from the previous month. Below, you’ll find a detailed breakdown of the various charges associated with our current lease, allowing for greater clarity and trust in your billing.

Below is a list of most used and questioned codes and charges.

 

Charge Code – Descriptions: Cost explanation of charge

Static Charges

  • RENT - Rent: This is the agreed amount for leasing your unit, which includes access to its current appliances. It also covers courtesy maintenance services such as A/C filter changes, lightbulb replacements, and checks on appliances and leaks—services often excluded in other rentals.
  • InternetFee - Internet Fee: $68 – This charge is for Xfinity internet and streaming services.
  • PESTCONTROL - Pest Control Reimbursement: $5.00 – This fee allows for pest control services upon request during their regularly scheduled visits.
  • TREASHREIMBURSEMENT - Trash Reimbursement: $39 – This is the monthly flat fee for the removal of waste from dumpsters and roll-off canisters 5 to 7 days a week.
  • DEPOSITPREMIUM - Deposit Insurance Premium: $15 or $25 based on your screening – This minimal monthly fee serves as an alternative to a larger deposit at move-in.
  • ADMIN – Trash Administrative Fee: This fee covers the administrative costs associated with calculating and processing the trash bill.

Optional Static Charges

  •  Damage Waiver  - BLDG Damage Waiver: $13 – This fee provides personal liability insurance for all units. You can opt out if you have your own coverage.
  • PCON - Personal Content Insurance: $6 – This fee covers renters’ insurance for personal belongings. You can opt out if you have your own coverage.

Monthly Non-Static Charges (Based on Usage)

  • WATERREIMB - Water Reimbursement: Covers a units water usage for the prior billing period.
  • WATERREIMB  - Water Reimbursement: NHCRWA Charge: This fee corresponds to the North Harris County Regional Water Authority (NHCRWA) for the prior billing period. The NHCRWA is a regulatory body established in Texas to provide water services throughout various counties and Municipal Utility Districts (MUDs). Its mission is to minimize surface water use while ensuring a sustainable water supply.
  • SEWERREIMB - REIMBURSEMENT SEWERREIMBURSEMENT -  Sewer Reimbursement: This charge is based on the previous month’s water usage, assuming that the water used is returned.
  • STRMWTR - Stormwater Reimbursement: A fee based on past usage, contributing to the maintenance of sewer and drainage systems. This charge is typically around $1 but may vary by municipal district.
  • STRMWTRADMIN - Stormwater Reimbursement: This is an Admin This charge is typically around $1 but may vary by municipal district.

 

Utility Charges are Based solely on your usage, matching the district's charges with no additional premiums.

Optional Charges

  • Pet Rent - Pet Rent: $25 per pet – Monthly fee for pets that have passed screening.
  • WASH/DRY - Washer/Dryer Rental Charge: $50 – Cost for renting a washer and dryer (not applicable if your unit already includes a stackable unit).
  • PARKING - Reserved or Covered Parking: $40 per spot.

Non-Recurring Charges

  • LATEFEE - Late Fee: 10% of your monthly rent for balances over $200, applied on the fourth of the month.
  • PETFEE - Pet Fee: $400 per pet for initial move-in or for pet-related violations.
  • DAMAGE - Damage Charges: Variable cost for repairs needed due to renter damage, billed at cost with no markup.
  • ELECTRIC - Electric Reimbursement: $50 plus usage charges if electricity is not activated at move-in or is disconnected during the lease.
  • MTOM - Month-to-Month Charges: $250 for each month without a lease agreement.
  • NSFFEE - NSF Check Fee: $75 per occurrence for returned payments due to insufficient funds or other issues. This fee is non-reversible and may be accompanied by a late fee.

This overview addresses the most common charges, including those for rent, utilities, and optional services, providing clarity on what residents may encounter.

 

 

How do I opt out or enroll in Damage Waiver and/or PCon insurance?

To clarify the coverage charges and requirements:

As part of your rental agreement, rental insurance is mandatory for all units. This coverage must provide at least $100,000 in personal liability. The associated charges are auto-enrolled to ensure you maintain this essential coverage. While personal content insurance is not required, we opted to include it to provide you with comprehensive protection.

Here’s a breakdown of the charges:

  • Building Damage Waiver: $13 – This fee provides personal liability insurance. You can opt out if you have your own coverage.

  • Personal Content Insurance: $6 – This fee covers renters’ insurance for your personal belongings. You can also opt out of this coverage if you have your own.

How to Opt-Out

To opt out of one or both coverages, click HERE.

Once you access the link, you’ll see two options:

  1. Opt-Out of Damage Waiver
  2. Opt-Out of Personal Content Program

You can opt out of personal content insurance at any time without needing to provide proof of coverage. After completing the opt-out steps, we will receive an approval notification.

For the Damage Waiver opt-out, you must provide proof of your own coverage, which should meet the following criteria:

  • List all leaseholders on the policy.
  • Include the insured address as stated in the lease agreement.
  • Cover property liability for a minimum of $100,000.
  • Contain both start and end dates.
  • Add the following as an "Additional Interest," "Interested Party," or "Certificate Holder":

Please upload this documentation directly through the portal, as we cannot process emailed documents. This ensures that coverage is verified and accurately protects both the building and you as a renter.

Once your documentation is confirmed, both you and we will receive a notification that you’re clear. If there are any discrepancies, you will receive an email outlining the corrections needed.

Common issues often involve the interpreted third party or the insured address, so please ensure your agent uses the exact wording required.

Once approved, the charges for the Damage Waiver and/or Personal Content Insurance will be removed for the following and all future months as long as the coverage remains in place. Please note that these charges cannot be removed once billed, as we pay for that coverage in advance for the entire month.

How to Re-Enroll

If you wish to re-enroll, simply let us know. We will re-enroll you and cancel your current service.

Keep in mind that if coverage is canceled at any time during your lease, you will be automatically re-enrolled in the program.
